This service covers the common areas approved by the strata contact. It does not include cleaning inside private suites, tenant businesses or move-out units. For mixed-use properties, the proposal separates strata-managed areas from commercial units and any limited common property identified by the strata.

Building tasks that need a separate decision

Parkade cleaning, exterior windows, high-level access, pressure washing, waste-room remediation and specialist cleanup are not folded into a standard lobby service. Add them to the enquiry as separate requests so access, equipment and capability can be assessed.

What to include in a strata quote request

Provide the building address, floor count, area list, preferred frequency, amenity schedule and responsible property contact. Note floor materials, lift access, supply responsibilities and the areas that generate the most service concerns.

Which strata common areas can be cleaned?

A recurring scope can include lobbies, corridors, lift interiors, agreed stairs, shared washrooms and approved amenity rooms. Your quote lists the exact areas and tasks for the building.

Does strata cleaning include private suites?

No. Private suites and move-in or move-out cleaning are outside this common-area service. A mixed-use building should also separate strata-managed areas from individual business premises.

Can you clean while residents are using the building?

The requested schedule can account for occupied common areas. Tell us about busy periods, deliveries, amenity bookings and any route that cannot be closed while floors are being cleaned.

Are parkades and exterior windows included?

Only if they are separately assessed and listed in the proposal. They can require different equipment, access or methods from routine interior common-area cleaning.
